Rancho Royale is located less than five miles from downtown Ojai and less than five minutes from the nearest grocery store, coffee shop, post office, gas station, salons, and restaurants in Oak View. It seems fitting that this working horse ranch is located on Creek Road, which was once the stagecoach road leading into town, and is now home to some of the most popular equestrian ranches in the valley.

Main Houses & Rentals

Rancho Royale is an iconic, 21-acre equestrian estate located on Creek Road in Oak View, California. This Ojai Valley horse ranch for sale is home to what many of us locals grew up calling the gargoyle house. This Ojai landmark is just one of eight homes on the property, but it is the one that most Ojaians will recognize. The virtual tour, 3D tour, and floor plan below are of the gargoyle house.

Tucked behind two of the four gated entrances leading into Rancho Royale, the two main houses are located close enough to the horse facilities to easily head over for a ride or to respond to emergencies but far enough away for privacy and tranquility.

The four-bedroom, three-bathroom house that is currently used as the main house for the ranch was fully remodeled in 2021 and features granite counters in the custom kitchen, a stone fireplace with an electric insert, large laundry room, two-car garage, stone driveway, river rock patio with wrought-iron fencing, river rock walls, separate side yard and backyard, and beautiful views. There is also a one-bedroom, one-bathroom apartment with a large loft above the garage that is currently used as a rental but could be used as guest quarters.

Located a short walk away is the second four-bedroom, three-bathroom house on the property, also known as the gargoyle house, which features a two-car garage, 2023 roof, wood-burning fireplace, fountain, entertaining patio, heritage oaks, gated entrance, enclosed backyard, and a cupola offering perhaps the most unique spot for morning coffee on the ranch.

Also on the ranch, there are three manufactured homes and three mobile homes, all of which were remodeled in 2018 or 2019. These include a double-wide, two-bedroom, two-bathroom manufactured home with a large living room and deck; a two-bedroom, one-bathroom manufactured home; a one-bedroom, one-bathroom manufactured home; and three one-bedroom, one-bathroom mobile homes.

There is also an additional approved home site, which is currently home to the entertainment barn. While the entertainment barn is currently set up as a martial arts studio for training and filming with attached offices, the building currently being used for offices has a bathroom and kitchenette, so it has the potential of being used as guest quarters.

There are also three RV hookups on the ranch.

Equestrian Facilities

Rancho Royale is a working horse ranch on approximately 21 acres with remodeled barns and updated infrastructure. The barns, stalls, and arenas are not currently in use so that the current owners could focus on updating and upgrading the ranch. Now, they are ready for you to bring in your personal horses, your clients’ horses, horse trainers with their own clients, or boarders to establish the equestrian business of your dreams.

The first horse barn is a remodeled, recently painted, 16-stall barn with concrete aisles, indoor-outdoor stalls, four tack rooms, and two wash racks or tie rails. Next to this barn, there is a building with a trainer’s office and two tack rooms.

Next, there is an 18-stall barn with indoor-outdoor stalls, an attached tack room, two tie rails, and two wash racks.

We then have a four-stall barn that was remodeled in 2021 that has a foaling stall, 24x24’ corrals, a large tack room, an attached feed room, and a wash rack.

Near this is a separate building with four tack rooms and a bathroom. There is also a two-stall shed row foaling barn and a nine-stall shed row barn with a tack aisle, which happens to be where most horseshoers like to shoe the horses on the ranch.

Next, you might see a brown building, which is the wood and metal working shop and has covered, outside storage, and then a big building with four tack rooms and three tie rails or wash racks.

The main ranch office is centrally located and is a Spanish-style building with an office, two tack rooms, a tie rail, and a wash rack. There is also a two-bay equipment barn with three attached tack rooms and a three-sided, metal hay barn with security gates that was built in 2018.

There is a separate building with a bathroom that was remodeled in 2021 and 20 covered, 24x24’ corrals found in two sets of eight corrals and one set of four corrals near the Western arena. There is also a six-stall barn with indoor-outdoor stalls, and a Spanish-style, three-stall shed row barn with indoor-outdoor stalls, two tie rails or wash racks, and a tack room. There is a large lawn area in front of the Spanish-style barn, which is a great event venue.

There are four arenas and two round pens, including a dressage arena, trail arena, lighted jumping arena, lighted Western arena, a small round pen, and a large, lighted round pen. There are also three turnout areas, a remotely located manure bunker to help keep the flies under control, lots of space for horse trailer parking, and a Priefert panel walker built in 2021.

Additional Amenities & Infrastructure

There are four gated entrances leading to the ranch and homes with custom gates, lights, and rock driveways. The front of the property if fully fenced, and the back is bordered by San Antonio Creek, which runs seasonally. Mature conifers, oaks, and pepper trees provide shade and visual appeal throughout the ranch, which has several potential event venues scattered throughout the ranch under the trees. Fruit trees on the property include apple, cherry, peach, plum, and loquat. There are also grapevines to enjoy your own grapes.

Aside from the extensive equestrian facilities, there is an archery and axe-throwing range and a huge entertainment barn that is currently set up as a martial arts studio for training and filming. There is an attached manufactured building with a bathroom, kitchenette, and either two offices or a living room and bedroom. This site is also approved as a homesite, so you could remove or move this barn if you would like to build another home on the ranch.

Even with all that the ranch has to offer, there is still plenty of available space for expanding the horse facilities, planting an orchard, or adding facilities for other businesses or hobbies.
