Main House

The original house was built in 1987, and then thoroughly redesigned by Marc Whitman and rebuilt in 2009 to become a 6,050-square-foot, Craftsman-style estate with luxury finishes and amenities. While the home is currently configured as a four-bedroom house with multiple suites, it was designed to be a six-bedroom home and could easily be transformed into one by adding a wall in each of the two suites in the guest wing.

Upon entering the property through one of the two electric gates, your guests are delivered to a covered, flagstone front porch with ample room for seating. The main entrance is adorned with an African mahogany door with custom stained glass with a tree of life design and opens to the travertine-tiled foyer with a large coat closet. This is where your guests will first notice the 26-foot, vaulted, exposed-beam ceilings, the open floor plan, and the introductory view of the resort-like backyard.

This single-story home was made for both comfortable everyday living and entertaining, which is immediately evident in the gallery-like feel and central location of the dining room with a full bar on one end and access to the theater and game room on the other.

The full bar features a Red Dragon granite bar and backsplash, beverage refrigerator, ice maker, glass-front display case over the back bar, ample storage cabinets, and central controls for the house speakers. The pool and spa controller is also located here for conveniently turning on the heater or jets before your guests arrive.

Beyond the dining room and bar, you will find the living room with a river rock, wood-burning fireplace with a gas starter, two ceiling fans, vaulted ceiling, sliding doors with hidden screens and integral blinds, and clerestory windows for even more natural light. Mountain and property views are enjoyed through the large, glass doors, and a large powder room with a door to the patio is conveniently located off the living room for guest use.

Before we move into the entertainment wing, let’s next take a look at the well-appointed kitchen. The kitchen is separated from the dining room by a breakfast bar, which offers extra storage for servingware and is the perfect spot for guests to hang out or kids to do homework while you put the finishing touches on meals. There is also a large island with a produce sink, cabinets, and ample workspace, as well as a built-in desk, pantry, reverse osmosis at the main sink and produce sink, and clerestory windows for natural light. Some of the stand-out features include Red Dragon granite counters, pull-out drawers in the lower cabinets, soft-close drawers, Sub-Zero refrigerator, Viking microwave, Bosch dishwasher, and a 60-inch, dual-fuel Wolf ranch with six gas burners, griddle, and two electric ovens.

Moving toward the guest and entertainment wing, you will first come across a centrally located office for working from home or managing the household. This is located off the living room and dining room areas and has a large window to allow in light and property views.

Next, you will come to the theater, which features six reclining seats, surround sound, blackout shades, soundproofing, a permanent screen, projector, and walnut cabinets.

Just beyond this, a glass, accordion wall opens to a spacious game room, which is currently home to a pool table. The guest suites are located off of this space, which also has an exterior door leading to a private patio in a rock-walled yard, so this room could also be used as a sitting room, family room, or playroom.

There are two guest suites off the game room. Each is currently configured as a two-room suite with a bedroom, sitting room or playroom, three closets, and an en suite bathroom. Each of the bedrooms has a ceiling fan, and each en suite bathroom features a jetted bathtub, tile shower, vanity, and doors to both the guest suite and the game room.

The primary suite is located in a separate wing for privacy and features a travertine entry, river rock fireplace with a gas log, high ceiling with two ceiling fans, pool and mountain views, and sliding glass doors leading to the main outdoor living area. There are two en suite bathrooms connected by a shared steam shower with sound and light therapy, multiple showerheads, and Rainforest granite wall, floor, and bench.

The first en suite bathroom features a free-standing, over-sized soaking tub, travertine floor and tub surround, large granite vanity with ample storage, and a large, walk-in closet with built-in drawers and shelves. The second en suite bathroom features a granite vanity, separate lavatory, linen closet, and a large, walk-in closet with built-in drawers and shelves.

Just beyond the primary suite, the hallway leads you past a large linen closet and built-in cabinets with a Red Dragon countertop to deliver you to the third guest bedroom. This spacious room has French doors leading to the covered front porch, a ceiling fan, a reach-in closet, and a walk-in closet that is currently used as a wine room. The en suite bathroom has a jetted bathtub, separate shower, linen closet, tile floor, and Rainforest granite-topped vanity.

Further along the hall, you come to the large laundry room with a utility sink, built-in ironing board, storage room or pantry, and a door to the four-car garage.

The attention to detail that went into the redesign of this home really needs to be seen and experienced to be appreciated. It is perhaps most obvious that this home was designed for gathering family and friends for movie nights, pool parties, weekend cookouts, and afternoons on the sports court or around the pool table. The guest house is technically one bedroom but feels like the space of a two-bedroom home, since it also has a flex room you or your guests could use as an art studio, office, or large storage room. The bedroom features two large closets, lots of windows for natural light and views, and cozy carpet. The flex room also has carpet and is accessed through double doors off the tiled foyer at the main entrance. The foyer also has a door to the two-car garage for easy access for laundry or bringing in groceries.

The main living area includes the living room, dining room, and kitchen. Tile flooring runs throughout, and the living room offers beautiful views of the orchard, heritage oak trees, and the mountains beyond. In the kitchen, you will find a tile backsplash, ample counterspace and cabinets, and mountain views from the window over the sink.

The bathroom features a tile vanity, floor, and shower, as well as wainscoting and a pedestal sink.

A heat pump helps keep the guest house comfortable, a separate irrigation system is in place for landscaping or a lawn, and a covered front porch with room for seating provides the perfect spot for your guests to enjoy their morning coffee looking out to the oaks scattered throughout the property.

Outdoor Entertaining Areas, Grounds, and Infrastructure

Frog River Ranch is made up of five acres behind a river rock wall with an oval driveway and two entrances with electric security gates. Once inside the property, well-designed landscaping provides even more privacy for the main house and outdoor living areas found in front of and behind the house, including drought-resistant front landscaping with paths that lead to seating areas and a rock fountain.

There is a tile bar where your guests can gather while you grill or prepare drinks and an adjacent river rock, wood-burning patio fireplace with a gas starter.

This cozy spot faces the pool area surrounded by a large, flagstone patio. This is certain to be a popular hangout for family and friends and features the heated pool, a sauna, and a covered, 12-person hot tub with a waterfall feature. For the convenience of your guests, there is a pool bathroom with a shower, changing area, tile floor, and vanity. The swimming pool has an automatic cover and was resurfaced and fitted with a new pump and heater in 2017.

Flagstone walkways meander between the outdoor living areas and take you from the pool area or main outdoor living area to other entertaining spaces throughout the property. These include a gravel seating area under the oaks and a lovely outdoor dining room on a stamped concrete patio covered by a pergola with river rock and wood pillars. From here, another walkway leads to the lighted sports court where you and your guests can enjoy a game of pickleball or basketball.

Beyond this, there is a family orchard with fig, peach, Meyer lemon, lime, naval orange, nectarine, and apricot trees, as well as the income-producing Sunkist co-op orchard with Gold Nugget seedless tangerines. Near the back of the property, you will find the 30x50 shop with roll-up doors at the front and back. There is also a fenced garden area or dog run, automatic irrigation, mature oak trees throughout the property, and well-designed outdoor lighting for evening entertaining. As a bonus, you can access the neighboring nature preserve and Riverview Trailhead from the back corner of the property that borders the Ventura River Basin.
