Gateway Plaza is the first shopping center you encounter coming into the Ojai Valley and is located on the main highway through Oak View and Ojai. It is adjacent to the local post office and a bank, is across the street from Oak View's main grocery store and is the home of Oak View's iconic Moose Lodge and barber shop. For more than 50 years, it has welcomed visitors to the valley and has become an icon itself with a bit of a famous past.
This shopping center for sale was built in 1962 by co-owners Johnny Cash, Sheb Wooley and a real estate developer friend. Prior to building the plaza, Cash had moved his parents to Oak View, purchased a trailer park in Oak View and built his family a 5,000-square-foot home on 12 acres overlooking Casitas Springs. The trailer park, which he renamed Johnny Cash Trailer Rancho, is now the Country Village Mobile Home Park, and the home can still be seen about halfway up the hill.

Other members of Johnny and Vivian's families also moved to the area and became part of the community, and the Cashes certainly left their mark. While some of the local stories about Johnny Cash involve a police chase, starting a fire near Sespe Creek and running vehicles off of cliffs, there are also plenty of stories of him sponsoring Little League teams, spending many hours fishing at Lake Casitas and hanging out with Sheb Wooley at the Ban-Dar in Ventura, which was owned by Johnny and Jonie Mosby (who were also with Columbia Records). In fact, Vivian's autobiography states that Johnny co-wrote Ring of Fire on a boat in Lake Casitas.
If you are familiar with Johnny Cash but are not quite as sure about Sheb Wooley, you are sure to remember him from the television show, Rawhide, or maybe from some of his bigger pictures, such as The Outlaw Josey Wales and High Noon. He was also a country singer and responsible for the namesake of Gateway Plaza, which was originally Purple Wagon Square. This, of course, is a nod to his novelty song, The Purple People Eater.

Gateway Plaza may no longer be known as Purple Wagon Square and the days of Cash and Wooley living in the valley and hanging out at local honky tonks may be long gone, but this piece of Ojai Valley history
still stands and locals love it. Folks from all over the valley have been gathering at the Moose Lodge for decades, and the barber shop that is now Mike's Barber Shop has a long history of serving locals. The barber shop used to belong to Joe Tanghetti, who was born in Italy in 1913 and came to America with his family after World War I. Joe started barbering in 1931 and set up his first shop in Oak View in 1957. While the shop had a few different locations, it's last stop was Purple Wagon Square where Joe served plenty of locals, including Nora's father and father-in-law, both of whom were loyal customers.
The current owner of Gateway Plaza is ready to retire and pass this local shopping center with a rich history on to someone new. This presents you with the rare opportunity to own a piece of Ojai Valley history and to enjoy owning a commercial plaza with long-term renters. Per the seller, this shopping center for sale is one-hundred percent occupied and has an annual gross income of approximately $107,460.00.
